Groundskeeper

The Groundskeeper is responsible maintaining the property and the apartments in a clean and safe manner according to the company policies and procedures. This position ensures that the physical aspects of the property meet the Companys established standards and any applicable laws.

Essential Job Functions:

  • Maintain an excellent customer service relationship by adhering to the CEV Standards
  • Work with maintenance team to ensure excellent curb appeal at all times
  • Inspect exterior grounds and buildings, including breezeways daily
  • Pick up trash on grounds
  • Run trash compactor daily, including weekends as scheduled
  • Clean mailbox area daily
  • Water flowers, plants and shrubs as needed
  • Perform swimming pool maintenance/cleaning as needed
  • Maintain accurate swimming pool chemical records, according to state and local requirements
  • Pick up trash, straighten and wipe down furniture in pool area
  • Assist in the daily upkeep and cleanliness of office, clubhouse and amenity areas
  • Responsible for maximizing curb appeal
  • Check and replace light bulbs as needed
  • Maintain painting of curbs and speed bumps
  • Sweep, blow and or pressure wash breeze ways, parking lots and common areas
  • Keep storm drains free of debris
  • Deliver and/or post correspondence, newsletters and flyers
  • Assist in the performance of turn events
  • Trash out vacant units
  • Address complaints and resolve issues in a timely, professional fashion
  • Adhere to company dress code
  • Achieves high productivity through reliable and punctual attendance and report any tardiness, attendance, and disciplinary issues to immediate supervisor.
  • Other duties as assigned

Job Qualifications:

  • Must have reliable transportation due to the emergency on-call requirement
  • Position requires employee to be able to use general cleaning equipment and tools included but not limited to: hand tools, paint equipment, ladders, cleaning chemicals, vacuums, blowers and hoses
  • A high school education or equivalent is required (college hours preferred)

Work Schedule: Generally, 9am-6pm, Monday-Friday, with extended hours and/or weekends being required as scheduled, or as needed to meet business needs.

Physical Requirements/Environment: The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the job. Requirements include the ability to frequently sit, stand, walk, reach forward and overhead, and grasp. Must be able to bend, crouch or stoop. Must be able to lift and carry up to 75 lbs. and push and pull up to 100 lbs. with mechanical assistance. Must have close and distance vision and the ability to adjust focus.

While performing the functions of this job, the employee is regularly exposed to work near moving mechanical parts, work in high, precarious placed, outdoor weather conditions; frequently exposed to fumes of airborne particles; and occasionally exposed to toxic or caustic chemicals, extreme heat, risk of electrical shock, vibration. The noise level in the work environment is usually moderate.
